5 Emerging Construction Trends in New York and New Jersey

If you have an upcoming construction project in the North East, you might be interested in these 5 trends emerging across the New York & New Jersey areas.

Building a house in the New York or New Jersey area can be an exciting prospect. From bustling city vibes to more quiet suburban communities, there’s something for everyone in the North East.

But in terms of the construction industry, what type of trends are we observing in this part of the US?

With land prices soaring and the cost of building materials continuing to be unpredictable, homeowners and property developers are certainly taking extra care when it comes to their building decisions. Especially with the New Jersey and New York City construction outlook not set to change any time soon, it’s vital that construction projects get off on the right foot.

From luxury homes to commercial buildings, we’re seeing patterns in what people now consider to be traits of a “good” building project, with additional changes to what project owners now prioritize.

To help determine if these traits might apply to your build or remodel, here’s 5 emerging trends in New York and New Jersey construction our team are fully on board with.

Let’s get started.

1. Sustainable building processes & materials

With a global shift towards more sustainable living, it’s unsurprising that the construction industry has followed suit. From how architects approach building design to the choice of materials builders recommend, all reputable construction firms need to be more conscious of sustainability.

But just how deeply ingrained is sustainability in NY and NJ construction?

Despite cities such as New York being renowned for playing their part in the climate crisis, we’re seeing a huge increase in the number of property owners in the area trying to counteract this image. Homeowners and property developers alike not only want beautiful and functional designs, they also want to showcase a greater understanding of social responsibility and align their properties with their personal values.

From best building practices to more conscious material choices, some of the main trends we’re observing include:

  • Increased use of natural building materials, e.g. bamboo flooring & natural stone
  • An investment in better quality & more long-lasting materials
  • An increase in the use of renewable energy (as well as requests for roofing to specifically accommodate solar panels)
  • A focus on features such as indoor air quality & water conservation
  • Requests for salvaged materials to be incorporated into building designs
  • Better integration of the natural environment surrounding properties, e.g. less disturbance of trees & more strategic layout planning in terms of sun movement

From our portfolio, you’ll see that the type of properties we build and remodel are properties where a sustainable approach is now expected as standard.

This is why as part of our construction process, we’ll always put ourselves out there to make informed decisions about the best methods to use for your build and advise on areas to enhance the level of sustainability in your brief.

2. Optimization of space

As mentioned earlier, the price and availability of land in the North East means those with building projects in the area want to ensure they’re making the most of their precious square meters. This has led to more careful decisions about everything from who’s carrying out your build to what additional design layers you can add to your property.

This is why one of the biggest trends we’ve observed in recent years is the optimization of space. Especially for luxury home builds and commercial developments, every inch counts!

But what design and building techniques are we using to help project owners get more value from their build in terms of space?

See some examples include:

  • Larger windows
  • Attic conversations (the more scarce big NY & NJ plots are becoming, the more important vertical layout is!)
  • Built-in storage, e.g. under stairs
  • Adaptable layouts, e.g. indoor sunrooms that open out into garden areas

3. Luxury details

Once you’ve found the perfect plot to build your new home or commercial development, it’s only natural to want the best of everything. This is why more people than ever are turning their attention to luxury details to maximize the enjoyment they get from their new space.

From home gyms to the New York city rooftop pool trend, there’s no shortage of luxury details for you to choose from. It’s just a case of figuring out which luxury details will enhance your life the most.

So, what other examples of luxury details are property owners in the New York and New Jersey areas adding to their homes?

Recently, we’ve had requests for:

  • Home theaters
  • Indoor/Outdoor bar areas
  • Saunas
  • Soft play areas for children
  • Walk-in closets (in terms of construction spending, this is becoming a standard inclusion!)
  • Home elevators
  • Yoga rooms
  • Wine cellars

Additionally, we’re also observing higher rates of nonresidential construction spending in areas such as:

  • Interior architecture
  • Innovative storage solutions, e.g. for retail/commercial spaces
  • Security features

When the sky’s the limit, your property can deliver whatever details you need to ensure the life you want becomes a reality.

4. Use of technology in the construction industry

Back in 2017, McKinsey released a report that suggested a strategic use of technology in the construction industry could boost productivity for construction companies by 50 to 60 percent. This resulted in many firms diving headfirst into what they considered ‘innovative’ new processes, some of which did not deliver the desired results.

However, technology has proved highly beneficial for those who took a more considered approach and began gradually introducing technology that better aligned with their processes.

This is why even though at Argo Construction & Development, we’ve been embracing technology for years, some construction firms with previous bad experiences only realize their mistakes now.

In the construction industry, increased technology use needs to be less about the amount of new technology you’re using and more about the quality and suitability of the technology you’re using.

Just some examples of tried and tested technology we’re observing increased use of include:

  • Building Information Modeling (BIM)
  • Computer-Aided Design (CAD)
  • 3D printing
  • Project management tools
  • Automated building equipment & machinery (where construction spending allows)
  • Drones

5. Full-service contractors

Finally, one of the key trends we’re witnessing in building projects across the NY and NJ area is an increase in the use of full-service contractors. With firms offering everything from in-house architect services to site management, having your entire project in the safe hands of one main contractor can make a big difference to your finished product.

For firms like ours that even have the ability to offer assistance with tasks such as land purchasing and the building of roads and infrastructure, your entire project can be handled by a team you know you can rely on from start to finish.

Other benefits of using a full-service construction firm include:

  • Increased ability to keep your project on track & within budget
  • Better communication & overall relationship with your contractor
  • The flexibility of having project issues resolved in-house
  • Streamlined services that can be adapted & planned more accurately
  • Reduction in stress for project owners

The New Jersey and New York City construction outlook

It goes without saying that there has been pent up demand for property in areas such as Manhattan, Long Island, and the general NYC area for many years. However, with the five boroughs expanding further outward, there has been a change in construction spending and construction activity across the state.

In other areas, a focus is being placed on “pre pandemic levels” and “affordable housing” in anticipation of another ‘Great Recession’. However, in areas such as New York and New Jersey, an increasing amount of construction spending is being invested into making the most of what’s already there.

With areas such as New York and its five boroughs offering so much to those who live there, both commercial and residential spending has become focused on optimizing land and property wherever possible.

Because of this, we’re seeing better quality homes and commercial buildings being built and remodeled all across New York. Even with limited resources, the emphasis is still on finding funding to build the right type of properties with a long-lasting impact.
